| Cancellation : | As a small business with only three rooms, cancellations have a big impact on our operating costs. Unlike a large chain hotel with many rooms a cancelled room for us represents a third of our income. If you are unable to take your holiday and your booking cannot be re-let, you are still liable to pay for the booking in full. If we are able to re-let your booking, we will refund your money less a £10 administration fee. No shows will be charged the full cost of the stay. We strongly recommend guests take out holiday insurance that will cover cancellation costs. |
| Policies : | Unacceptable behaviour: The Bay is a relaxing bed & breakfast in a quiet residential area. Guests are requested to be quiet when entering the house at night and to keep television/music volumes to an acceptable level. Aggressive, abusive or anti-social behaviour will not be tolerated and anyone engaging in this behaviour will be asked to leave immediately. Anyone under the influence, or who appears to be under the influence of alcohol or drugs may be refused entry or asked to leave. As will any guest that misuses our property or gives us cause for concern for our safety, or that of our guests. Ejected guests will be liable for the full cost of the room for the booked period. Laundry service: We are unable to offer a laundry service. We will however, dry wet clothing for walkers and cyclists and other guests caught in the rain. Damage and breakages: Guests are requested to inform us of any damage or breakages at the earliest opportunity, in order to safeguard the comfort and safety of all our guests. Damage and breakages must be paid for. Personal possessions: We take no responsibility for guests' personal possessions. Bicycle racks are provided for guest use but bikes are left at owners risk. Items left behind can be posted back to owners with guests covering postage costs. Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or any employees or contractors whilst acting in the course of employment. Privacy Policy / Data Protection: Any data collected during the course of booking or registering may be stored on our computer(s). From time to time we will contact you about promotions and offers via our mailing list. You can choose not to receive mailings from us at any time. We will not share your details with any third party. |

| We are just three miles from the ferry port at Yarmouth. Take the A3054 towards Totland then follow signs for Freshwater then to Freshwater Bay. When you reach the bay, turn right onto Gate lane. When you reach St Agnes' thatched church turn right, taking the left hand fork onto Guyers road. We are almost opposite Jennings Close. |

| Really pleased to have been one of the first guests at this newly opened B&B. Spacious, clean and fresh room with all the home comforts including Smart TV, free wifi and Usb sockets. Everything is finished to a good standard and the rainwater style shower makes for a great start to the day. Tasty, plentiful breakfast was backed by attentive service.

| Stayed 3 nights at this lovely, newly opened, recently renovated bed and breakfast. Were welcomed with open arms by the owners who were attentive and helpful.
The house has been renovated to a very high standard and the rooms as well as communal areas were top quality.
We stayed in the family room which was uber clean, spacious and airy. The en suite was very modern with a glorious shower.
The bed was very comfy and we slept very well each night. Rooms have smart tv and free wifi, but we were so busy whilst on the island we didn't use the tv at all.
Location wise this b&b was well placed for Freshwater bay as well as the Needles and I will definitely return with my 'walker' friends as it would be a good base for walking the island.
Off road parking was good too.
Breakfast was tasty and plentiful with the quality of produce shiny through.
